Below are some of the highlights discussed at the recent HOA meeting November 17th. On November 19th, the receivership requested by SBH HOA was granted in Orange County Court to allow for the collection of rent from foreclosure tenants in Stoneybrook Hills that occupy homes that are in arrears for HOA assessments.  Some of the highlights from the HOA meeting are as follows. 

The amendments to our documents that Lennar has been working on have been recorded and are now official. This is paramount to the recovery of our community. The positive changes in the appearance of the community have begun with the removal of the various real estate signs that were not approved by the HOA. The lawns of foreclosure properties are being maintained periodically by our lawn service that is contracted for the common areas and our curb appeal is improving each day.

·   Lennar has projected 34 homes to be built between Crestview and Oakridge in 2010.

·   The new sales office at our entrance will have an aesthetically pleasing "old Mount Dora" look when finished with a front porch.

·   Rob Bonin (HOA director) is working with Orange County and Publix regarding the clean up of the ponds.

·   Aggressive enforcement of HOA assessments. Liens will be filed, cards deactivated and cable turned off. The HOA understands that times are difficult, and if any homeowner wants to work out a payment plan they need to come to management. Ignoring notices will not work anymore.

·   An assessment included in the final sale price placed on any existing home sold in SBH to help offset the deficit equal to 1 quarterly assessment payment or about $400.00.

·   Management sent out approximately 94 notices regarding violations.  Many notices were ignored after first and second notices. Fines will start being assessed on homes that ignore the second notice. 

·   The community will have a guardhouse staff 24/7 in the near future with definitive post orders. All guests will be required to produce and exhibit photo identification to enter SBH. The guardhouse and gated entry will be enhanced to accomplish this task.

·   Premier Management has negotiated lower prices with all vendors to match the slowing economy. Vendors are very competitive for business and the new lower prices negotiated will help reduce SBH operating costs.

·   The basketball courts are an issue that the HOA is aware of and will be addressed. They realize how easy it is to access them from the Publix parking lot. Residents advised the HOA that their concern is mainly when management is not here. Several homeowners who check on the courts regularly said that people are trespassing into the community and taking over the courts playing loud music after management has left for the day. Residents have been required to challenge non-residents for court usage. This is going to be an ongoing issue that is going to have to be monitored closely.

·   The 2nd Amendment as it relates to leases, tenants and landlords was discussed in detail. The HOA and management have been aware of the problems with rental homes, and realize that this can hurt sales of new homes. Thus, the draconian changes to the section on rental homes.

·   The official Stoneybrook Hills website should be operational the end of November.

·   Commercial vehicles must be garaged and magnetic signs on vehicles are prohibited.

·   For Sale and For Rent signs must be the same type and size approved by the HOA and all others will be removed.

·   Resident homeowners of SBH will be receiving a hard copy of the 2nd amendments to our documents as required by state statute. Non resident owners will be receiving a similar notification regarding the amendments.
